What is a Home Loan EMI?
EMI stands for Equated Monthly Installment. It is a fixed amount paid by a borrower to a lender at a specified date each calendar month. EMIs are used to pay off both principal and interest each month so that over a specified number of years, the loan is paid off in full.
For home loans, EMIs are usually the preferred method of repayment. In the early years of a home loan, a major portion of the EMI goes towards servicing the interest, while towards the end of the tenure, the principal repayment forms a major chunk of the EMI.

The mathematical formula for calculating EMIs is widely standardised:

Key Factors Affecting Your EMI
Loan Amount
The principal amount directly defines your EMI. A higher principal will lead to a higher EMI, assuming duration and interest rates remain constant.
Interest Rate
The interest applicable dictates the cost of your borrowing. Even a 0.5% reduction can save lakhs of rupees over a 20-year term.
Loan Tenure
Longer tenures result in smaller EMIs but increase the total interest paid significantly. Shorter tenures spike the EMI but save massive interest costs.
Prepayments
Making parts or full prepayments towards your principal during the loan lifecycle can dramatically reduce your outstanding EMIs or shorten your loan tenure.
